A timeless jewel box embraced by nature
In the northern part of Bács-Kiskun County, 30 kilometers from Kecskemét, a stunning, dream-fulfilling, renovated noble manor awaits its new owner. Situated on a breathtaking 5,500 sqm plot with a 600 sqm manor house featuring a living room plus 5 rooms and a charming outdoor pool.
The Manor
The Geréby-Kinicz Manor, which once served as the home and economic center of a noble family, is in impeccable condition, having been meticulously restored. Built in 1850 in a classical style from adobe and brick, its unique atmosphere, reminiscent of bygone days, enchants every visitor.
The manor spans a total of approximately 600 square meters on two levels.
The ground floor features an impressive foyer, a vast living room, a bedroom with an ensuite bathroom, a separate library, a dining room that can also serve as a bedroom, an independent kitchen, and a separate toilet.
A staircase leads to the upper floor.
Currently, the upper floor hosts two large bedrooms, with the potential for more to be created. A large bathroom serves this level, which the future owner can customize to their own needs.
When the current owners purchased the manor at the end of 1999, it was in a significantly neglected state—without a roof, windows, floors, plaster, or utilities. Only the walls stood, and at night, stars could be seen from the living room. The comprehensive aesthetic and technical restoration was completed in 2002, maintaining the romantic charm of old manor houses.
During the renovation and modernization, the roof was entirely renewed, and new chimneys were built. New wooden windows, similar to the original ones, were installed, along with external and internal shutters to preserve the authentic appearance. The utility installations included electricity, heating, water, and sewage systems. All walls were replastered both inside and out.
The ground floor rooms, such as the living room, library, dining room, and bedroom, received wood floors true to the old style, while high-quality tiles were laid in other rooms.
The house has a central heating system provided by a Remeha heating system, which also supplies hot water. Additionally, there is an electric boiler, and the kitchen has its own electric boiler. The kitchen is equipped with a propane gas stove and a coal stove, which can also be used for heating. The dining room, library, and living room have their own period-appropriate tile stoves in addition to central heating.
The manor is currently in excellent condition, requiring only minor repairs.
Utilities
Electricity
3x25 amp connection with its own meter.
Gas
Near the manor, there is a 1,500 kg propane tank providing gas for the heating system and kitchen stove. (Currently, this tank is also used by the neighboring villa, which is also for sale.) Neighbors use natural gas, so connecting to the natural gas pipeline is possible.
Water
The manor has its own well with drinking water.
Sewage
The manpr has its own sewage tank.
The environment
In front of the manor is a beautiful, atmospheric pool measuring 7.5 x 15 meters (unheated, but a true delight in the summer months).
The area is legally classified as non-urban and is designated as an agricultural property (farmstead) not under cultivation, meaning it can be purchased by foreign nationals. The general regulations applicable to agricultural properties do not apply to this property; hence, there is no need for public posting.
Accessibility is excellent, easily reachable via the M5 motorway and secondary roads, all paved up to the property boundary.
The manor is on its own plot of 3,277 sqm, but practically includes an additional 2,000-2,500 sqm from the neighboring 90,025 sqm plot, which is also for sale. It is possible to purchase the two properties together—the neighboring estate is approximately 88,000 sqm, with a house built in 2010 (living room plus 6 bedrooms), other buildings, and further development potential.
The accompanying video shows the two properties together.
Since the area has been under single ownership, access and property boundaries must be arranged upon sale—the exact plot size of the manor will be determined then.
Currently, the manor is accessible via the same road as the villa, but a separate entrance can be created via the village-owned road.
The current owner wishes to enter into a sale contract for the manor only after finding a buyer for the neighboring estate.
The area is a haven of peace and tranquility, in a quiet, green environment where fresh air and proximity to nature guarantee relaxation and calm. Hundreds of protected rare birds inhabit the surroundings.
The estate is recommended for anyone who wishes to experience the closeness of nature.
Living in harmony with nature and its captivating beauty can offer a true home and happiness to its new owner.
The local population largely lives from agriculture. Children can attend kindergarten and school locally, and there is a cultural center and medical office nearby. All streets are paved, new sports fields have been developed, and selective waste collection is practiced. The village has access to piped water, gas, telephone, and cable TV services. There are 1,620 hectares of protected land managed by the Kiskunság National Park, full of protected plants and animals.
